We help, we don't necessarily sell. We want to help our clients buy, sell, or invest in a way that makes them comfortable. No pressure. Sometimes we just meet for coffee, talk, and decide staying put is the best option.
We sell property totalling about $5 million in value each year. Here's how we do it:
*We know and sell only in Austin. No Round Rock, no Kyle, just Austin.
*We encourage people to buy for location, getting the best resale return as well as the shortest commute possible to work, friends and a good grocery store.
*We believe in green. We drive a Hybrid, print on recycled paper, and we don't sell homes larger than 3000 square feet.
*We do good. We volunteer at many nonprofits and we give about 10% of gross earnings to charities.

Each client has different concerns and priorities and will decide prior to listing the details of their specific multiple offer policy.
Because we work in Central Austin where there is a great demand for a very limited supply of property on the market, we run into multiple offers frequently.
At a recent talk given by an attorney working for the Texas Association of Realtors, there was a great deal of disagreement among realtors in the audience about how multiple offers should be handled.
To make things easier, we offer this statement as to our general policy:
We will gather all offers to present them to the seller at one time.
We will let all agents know if a multiple offer situation has arisen and when offers will be presented.
An offer is not complete and ready for presentation to the seller if it does not include financing verification (usually a pre-approval letter from the lender).
We will not disclose terms of the offers to the other buyers.
The seller will select the strongest offer (not necessarily the highest) and either contract or counter that one offer.
